Brookside and Waldo — the historic premium
Brookside is the neighborhood that made “urban suburb” a thing in Kansas City: independent shops, historic homes with character, and newer townhomes, with medians around $350–500K and pockets running well higher. Waldo, just south, is the more relaxed and affordable sibling. Both command premiums for strong schools and walkability, and their upper tier moves into jumbo territory. These are among the metro’s steadiest appreciation stories.
Crossroads and Westport — the urban rental / DSCR markets
The Crossroads is downtown KC’s creative hub, galleries, coffee shops, and restaurants with lofts and condos above ($250–600K), and the streetcar running through it. Westport is the entertainment district that doubles as a residential neighborhood, brick duplexes, renovated Victorians, and new townhomes ($350–500K). Both are strong rental and short-term-rental markets, which makes them a natural fit for a DSCR investor loan that qualifies on the property’s cash flow rather than your income. The streetcar corridor and walkable nightlife keep tenant demand high.
The Northland — value and VA
North of the Missouri River, the Northland (Clay and Platte counties) is the metro’s value and new-construction belt, popular with first-time buyers and, notably, VA buyers. It’s where a lot of the sub-$250K and new-build inventory sits, and a frequent entry point for buyers who want more house for the money with an easy downtown commute.
