"After 22 years in the Army, including two tours at Fort Hood, I was ready to plant roots in Texas. Emmett made my VA loan process seamless - zero down payment on a beautiful home in Killeen. He understood military income, BAH, and even helped coordinate closing around my PCS timeline. This is how veterans deserve to be treated."

Qualifying with Texas Benefits
Common questions from student veterans and disabled veterans about Texas-specific mortgage advantages.
Can I use my GI Bill/VR&E stipend as income?
Stipends are great for cash flow and paying off debt, but they aren't counted as "qualifying income" for mortgage purposes. However, we can "Gross Up" your VA Disability income by 125% to help you qualify for a larger loan amount.
Example: $2,000/month VA disability × 1.25 = $2,500 qualifying income

What about the 100% Disability Tax Exemption?
In Texas, 100% P&T (Permanent & Total) veterans pay $0 in property taxes. This is a massive financial advantage that we factor into your DTI (debt-to-income ratio) immediately. In expensive counties like Travis or Harris, this benefit alone can add $100,000+ to your purchasing power.
Real Impact: A $400,000 home in Austin with ~2.2% property tax saves you ~$8,800/year — that's $733/month back in your pocket!

What is the Hazlewood Act?
A Texas-only benefit that provides up to 150 credit hours of tuition exemption at Texas public colleges and universities. The key mortgage benefit? It keeps your student loan debt at zero, keeping your DTI low and your mortgage qualification strong.
Pro Tip: Veterans can transfer unused Hazlewood benefits to dependents (spouses/children)!
