Here's the honest truth no glossy listing tells you: in Southwest Florida, insurance is often the deciding factor in what you can afford, not the mortgage rate. After Hurricane Ian and the 2024 storm season, homeowners premiums in Lee County climbed sharply (many properties now run several thousand dollars a year, and waterfront or older homes far more), carriers left the market, and FEMA's Risk Rating 2.0 repriced flood insurance property by property. Wind (hurricane) coverage is frequently separate, with its own deductible.

What this means practically: two similar-looking homes can carry completely different monthly costs depending on roof age, construction, elevation, and flood zone. A buyer who budgets only for principal and interest can get blindsided at closing. So I do the opposite, I build a real wind-and-flood insurance estimate into your pre-approval up front, and I check the flood zone on any property before you're committed. The upside for buyers who do this right: Southwest Florida in 2026 is a genuine buyer's market, prices are off their peak, inventory is high, and sellers are negotiating, so a buyer who has correctly calculated the full carrying cost can find real value, especially above $600K where leverage is greatest.

Cape Coral — the Waterfront Wonderland (conventional & jumbo)

Cape Coral is unlike anywhere else in America: more than 400 miles of navigable canals, more than any city on Earth, laid out when Baltimore brothers Leonard and Jack Rosen bought 103 square miles of Gulf Coast scrubland in 1957 and planned every lot around water access. Today it's Florida's 8th-largest city, and the canal system is still the crown jewel. The canal hierarchy is what matters for financing: “Gulf access” canals connect directly to the Caloosahatchee and out to the Gulf (highest premiums), “sailboat access” canals take deeper-draft boats, and “freshwater” canals offer the waterfront lifestyle at more accessible prices.

Most Cape Coral homes finance with a conventional loan, non-waterfront single-family runs roughly $375–395K in 2026 (down from the post-Ian peak, a buyer's market), well within the $832,750 Lee County conforming limit. Gulf-access waterfront ($600–900K+) often crosses into jumbo territory, and Cape Coral's unusual advantage is that vacant Gulf-access lots still exist, so jumbo construction-to-permanent loans can finance a lot purchase and custom build together. The one thing every Cape Coral buyer must budget for is flood and wind insurance on waterfront property, which I estimate up front.

Fort Myers — the City of Palms (conventional & VA)

Fort Myers earned its “City of Palms” name from Thomas Edison, who planted the first royal palms along McGregor Boulevard in the early 1900s; today that historic corridor and the Edison & Ford Winter Estates anchor one of Southwest Florida's most characterful addresses. The downtown River District has been reborn with rooftop bars, galleries, and riverfront dining. For buyers, Fort Myers offers real range: modern construction near the Southwest Florida International Airport (RSW) in the Gateway area from the $300s–$500s, and historic McGregor and waterfront homes pushing $700–900K, most within the conforming limit, so conventional financing (which handles older, characterful homes better than FHA's stricter condition standards) is the common tool.

With a median around $350K, under the $547,400 Sarasota County FHA limit, FHA (3.5% down) is the first-time-buyer entry, while conventional suits repeat buyers, investors, and second-home buyers in this growth market.

Lakewood Ranch — the #1-selling master-planned community (conventional & jumbo)

Lakewood Ranch, spanning the Manatee/Sarasota line, has been the top-selling multigenerational master-planned community in the country for years, a 33,000-acre collection of distinct villages rather than one development. The financing splits cleanly by village.
