Lake Nona is Orlando's future, a 17-square-mile master-planned community by Tavistock that turned former cattle land into one of the most innovative developments in the country. The Lake Nona Medical City anchors it: the Orlando VA Medical Center, Nemours Children's Hospital, the UCF College of Medicine, and the USTA National Campus. Homes run from the $400Ks for townhomes to $2M+ for lakefront estates in Laureate Park, Eagle Creek, and Lake Nona Golf & Country Club, with much of the premium inventory above the $832,750 conforming limit. That makes it primarily a jumbo market, with a distinctive angle: the concentration of physicians and medical professionals means I structure a lot of jumbo financing here (including for complex physician income), and active-duty and veteran medical professionals at the Lake Nona VA can use VA jumbo with zero down. Lake Nona is still building, so I offer one-time-close construction-to-permanent jumbo loans for approved lots and builders. Orlando proper spans the full range, downtown and Milk District condos, established neighborhoods, and newer subdivisions, a broad conventional and FHA market driven by the healthcare, tech, hospitality, and university economy. Apopka, northwest of the city (the “Indoor Foliage Capital of the World”), is the affordable-family-value side of Orange County, a strong FHA (under the $541,287 limit) and, on its rural edges, USDA zero-down market for first-time and move-up buyers who want more house for the money within metro reach.
