Outlying Camas offers mid-$500K homes on acreage for buyers who want room. For a high-earning household working in Oregon, Camas is often the sweet spot: elite schools, acreage options, and no state income tax.
Ridgefield — fast growth and new construction
Ridgefield (average around $675–788K, median around $675K) is one of the county’s fastest-growing communities, defined by newer housing stock, master-planned quality, and the #2-ranked schools in Clark County. It’s popular with commuters who want modern floor plans and small-town character 22 miles from PDX. Felida, just south, blends into this upscale new-construction corridor. Strong conventional and jumbo territory.
Battle Ground and Washougal — the value edges
Battle Ground (median around $545K) is the affordable family entry for buyers who want more house and don’t mind a longer commute—homes there take a bit longer to sell, which means more negotiating room. Washougal, along the Columbia east of Camas, offers riverside value and a small-town feel. Both are solid FHA, conventional, and down payment assistance markets.
