Northern Virginia Home Loans
Northern Virginia plays by different rules than the rest of the state, starting with the loan limits. As part of the Washington DC metro, NoVA is a federal high-cost area, so the conforming limit here runs well above the national baseline, which changes what counts as a jumbo loan and who needs one. Add Loudoun’s “Data Center Alley” wealth, the Silver Line Metro extension to Ashburn, and homes selling above list in under two weeks, and you get the most competitive, highest-value market I finance anywhere. I shop 240+ lenders across Loudoun, Prince William, and Stafford.
The region at a glance
Why Northern Virginia is its own market
The single most important thing a NoVA buyer needs to understand is that the conforming loan limit here is elevated, not the national baseline, because the DC metro is a federally designated high-cost area. That means a loan size that would be jumbo almost anywhere else in Virginia is still conforming here, which affects your rate, your down payment, and your options. Getting that right is the first thing I do on a NoVA file.
Loudoun County — Ashburn, Leesburg, “Data Center Alley”
Loudoun is the region’s flagship, median around $740K with single-family homes frequently between $1.1M and $1.66M. It’s nicknamed Data Center Alley for good reason: the data-center industry generates enormous personal-property tax revenue in the Ashburn corridor, which actually keeps Loudoun’s residential property-tax rate lower than neighboring Fairfax, a real total-cost advantage. The Silver Line Metro extension to Ashburn cemented the area’s connection to the DC economy, and eastern Loudoun (Ashburn, Brambleton) moves fast, homes often sell above list in around 13 days. Leesburg offers historic charm at a slightly lower entry than Ashburn. This is heavily jumbo and high-balance territory, and shopping multiple investors is what keeps your rate competitive.
Prince William — Manassas, Woodbridge
Prince William (median ~$525–577K) is NoVA’s most accessible major jurisdiction, more home for the money in exchange for a longer DC commute. Western Prince William is catching the “data center ripple” as high-paying tech jobs move west, and Woodbridge’s Quartz District is bringing major new investment. Strong conventional and, at the upper end, jumbo market.
Stafford — the southern commuter edge
Stafford (~$465–500K) anchors the southern end, popular with DC and Quantico-area commuters who want space and a lower price. Conventional and VA territory (Quantico drives real VA demand here).
Loan programs for Northern Virginia
Jumbo
Central here, but remember the bar is higher: with the elevated high-cost conforming limit, some loans that look jumbo elsewhere are still conforming in NoVA. I confirm which side of the line you’re on before we structure anything. Learn more.
Conventional
3% down for qualified buyers, and conforming runs to the high-cost limit here. Learn more.
VA
Zero down, no PMI, strong near Quantico and for the region’s many federal and military households. Learn more.
Down payment assistance
Even in a high-cost market, assistance can help with closing costs and the down payment on the region’s more accessible Prince William and Stafford price points; ask about current programs and eligibility.

What’s the conforming loan limit in Northern Virginia?
Higher than the national baseline. NoVA is part of the DC metro, a federally designated high-cost area, so the conforming limit is elevated — $1,249,125 in Loudoun and Prince William for 2026 — which means larger loans stay conforming here than would elsewhere in Virginia. I pull the exact current figure from the official limits for your specific county.
Do I need a jumbo loan in Ashburn or Leesburg?
Sometimes, but not as often as you’d think, because the high-cost conforming limit is elevated. Many Loudoun purchases that would be jumbo in another market are still conforming here. I confirm exactly where your loan falls before we pick a program.
Why is Loudoun’s property tax lower than Fairfax’s?
Data centers. The Ashburn corridor’s data-center industry generates substantial personal-property tax revenue that offsets residential rates, so Loudoun’s rate is meaningfully lower than Fairfax’s — a real difference in your total monthly cost.
Which part of NoVA is most affordable?
Prince William County (Manassas, Woodbridge) is generally the most accessible major jurisdiction, with Stafford close behind, both trading a longer commute for a lower price.
Do you finance the whole region?
Yes — Ashburn, Leesburg, Manassas, Woodbridge, Stafford, and the surrounding Loudoun, Prince William, and Stafford communities.
