New Braunfels, in Comal County between San Antonio and Austin, is one of the fastest-growing cities in America, drawing families from both metros with its German heritage, the Comal and Guadalupe Rivers (world-class tubing and waterfront), excellent Comal ISD schools, and Hill Country beauty, all about 25–35 minutes from JBSA. It's a strong market across the board: conventional for buyers with good credit (the rapid appreciation means you hit 20% equity and drop PMI faster than in slower markets, communities like River Chase and Vintage Oaks), FHA for first-time buyers (many homes within the $557,750 limit), and VA for the large military and veteran population, many of whom retire here after service at Randolph or Lackland. It's more affordable than comparable Austin Hill Country, with larger lots and views.
Boerne & Fair Oaks Ranch — Upscale Hill Country (conventional & jumbo)
Boerne, in Kendall County northwest of the city, is the upscale Hill Country address, a charming historic Main Street, strong schools, and higher price points that make conventional (with its $832,750 limit giving more buying power than FHA) and jumbo the primary tools.
