Rio Grande Valley Home Loans
The Rio Grande Valley is one of Texas's great underreported stories: a metro approaching a million people, McAllen, Edinburg, Mission, Pharr, anchored by a booming healthcare sector, cross-border commerce, and even aerospace, yet with home prices a fraction of other Texas metros. A quality three-bedroom that runs $400K+ in San Antonio or $500K+ in Austin sells here around $230K. That affordability, plus FHA, USDA zero-down, and conventional financing, makes the RGV one of the best wealth-building entry points in the state. I finance across Hidalgo County and the Valley, with fluency in its unique employment landscape. NMLS #233747.

McAllen — the Economic Capital of the Valley (conventional & FHA)
McAllen is the commercial and cultural heart of the RGV, and its affordability is remarkable: a median around $210,000–$260,000 means virtually every purchase qualifies for conventional conforming financing (the most competitive rates available), well under the $832,750 Hidalgo County limit. The economy is diversifying fast, healthcare has become the region's largest employment sector (South Texas Health System, DHR Health's $400M+ campus expansion, Valley Baptist, and the growing UTRGV School of Medicine are creating thousands of high-paying jobs for physicians, nurses, and technicians who bring strong credit), and the retail and cross-border trade economy is huge (La Plaza Mall is among the highest-grossing retail properties in Texas; the Anzalduas International Bridge connects McAllen to Reynosa, driving logistics, customs, and warehousing jobs). For healthcare professionals, physician and nurse conventional programs offer reduced PMI and favorable qualification. Premier communities include the master-planned Tres Lagos (lakes, trails, new construction) and established Sharyland-ISD neighborhoods in north McAllen.
A note on income documentation: the Valley has a unique cross-border employment landscape. Conventional and government loans require verifiable U.S. income, so borrowers with U.S.-based employment or self-employment qualify through standard documentation. I know this market and help every buyer identify and document their qualifying income sources correctly, it's an area where local expertise genuinely matters.
Edinburg — the County Seat and University Hub (FHA & conventional)
Edinburg, the Hidalgo County seat, is home to the main UTRGV campus and the UTRGV School of Medicine, driving steady growth, a young population, and rental demand. It's a strong FHA first-time market (nearly all inventory under the $541,287 limit) and a solid conventional market for the area's growing professional and medical workforce, with a real investor angle around the university. New construction on the north side keeps inventory fresh.
Mission, Pharr & Weslaco — the Valley Value Corridor (FHA, USDA & conventional)
The communities around McAllen extend the Valley's affordability, and this is where USDA zero-down financing comes into play, much of the rural and semi-rural RGV qualifies. Mission (west of McAllen, Sharyland and La Joya ISDs) offers affordable new subdivisions and USDA-eligible edges. Pharr and neighboring San Juan and Alamo (the PSJA corridor, Pharr-San Juan-Alamo ISD) are the eastern value belt, more affordable than north McAllen with growing amenities, strong FHA and USDA markets. Weslaco continues the corridor east with similar value and rural USDA eligibility. Across all of these, FHA's 3.5% down and USDA's zero down put homeownership within reach at monthly payments that often beat local rents, stretched further by no state income tax.
Loan Programs across the Rio Grande Valley
