That’s a steady, recession-resistant employment base, and combined with some of the lowest home prices of any capital in the country and Alabama’s near-lowest property taxes, it makes homeownership genuinely accessible for buyers who’d be priced out elsewhere.
Montgomery — the first-time-buyer entry market
At a median in the high-$100s to around $200K, Montgomery is where a modest down payment goes a long way. This is FHA, conventional-97, USDA, and AHFA Step Up territory, and it’s a strong first market for buyers who thought ownership was years away. Historic districts offer century-old homes; master-planned communities offer new, energy-efficient builds.
Prattville — best value and military-friendly
Prattville (Autauga County), with a median around $155K, is the value entry for the region and a popular Maxwell-adjacent choice. VA math is excellent here: a service member’s BAH typically covers the full payment on a Prattville home at zero down.
Pike Road — the school-zone premium
Pike Road is the region’s premium market (~$471K), driven by top schools and newer construction — the move-up destination in East Montgomery. Higher-end Pike Road purchases are where conventional and occasionally jumbo enter the picture.
The military angle: Maxwell AFB and your BAH
Maxwell-Gunter is the regional anchor, and this is a genuinely strong VA market. A VA loan gives eligible service members zero down and no PMI, and with local prices this low, BAH often covers 100% of the payment — Maxwell E-5 BAH runs around $1,683/month, enough for a $285K home at zero down. Alabama also has no tax on military retirement income, and the state’s Military Family Jobs Opportunity Act lets a military spouse transfer a professional license (nursing, teaching, therapy) from another state, a real relocation advantage.
Just outside town: USDA zero-down
Much of the rural area around the Montgomery metro is USDA-eligible, which means 100% financing, zero down, zero monthly PMI, for buyers willing to be a little outside the city. Income limits apply (around $119,850 for a 1–4 person household), and I check the exact address in seconds.
