Scottsdale — Arizona's Luxury and Jumbo Market
Scottsdale is a destination, not just a suburb, drawing buyers from Silicon Valley, the Midwest, and abroad for the golf, dining, and desert light. Here, the conforming limit buys a nice condo, not the architectural statement most Scottsdale buyers want, so jumbo financing is the norm. Landlocked by Phoenix, Scottsdale, Mesa, and Chandler, it can't sprawl, so every investment dollar competes for limited inventory in a market fueled by 75,000+ ASU students. A DSCR investor loan qualifies on the property's rental income rather than your tax returns, with no portfolio cap, ideal for student rentals near campus, the light rail, or the Tempe Town Lake tech corridor (State Farm, Carvana). One crucial local rule: Tempe caps occupancy at three unrelated people in single-family zones, so the smart DSCR play is condos, townhomes, and multi-family near campus rather than large houses. Gilbert built its reputation on schools, one A-rated Gilbert Public Schools campus at a time (Highland, Perry, Gilbert High), and communities like Agritopia (a new-urbanist neighborhood around a working farm), Val Vista Lakes, Power Ranch, and Seville. Median around $520K, most inventory well within conforming limits.
Chandler is the “Silicon Desert”: Intel's Ocotillo campus (12,000+ workers), NXP, PayPal, and Northrop Grumman along the Price Corridor create Arizona's most employment-secure market. Median around $485K, a bit below Gilbert. Tech compensation, base plus bonuses plus RSU vesting, needs careful documentation to qualify for what you actually earn, which is the key to buying that Ocotillo townhome near the office. Communities include Ocotillo (lakefront, adjacent to Intel), Fulton Ranch, and downtown Chandler.
Queen Creek is the fastest-growing of the three, master-planned family living (Eastmark, Morrison Ranch, Sossaman Estates, plus the Encanterra 55+ resort community) at $480–580K, with the Loop 202 extension and heavy new construction driving continued appreciation. New-construction buyers benefit from conventional's smooth builder closings.
